Common Ground Workshop, leading mixed-use architects East London, have been commissioned to deliver a sensitive and innovative architectural scheme in Cheam, within the London Borough of Sutton. This mixed-use development combines commercial hospitality space on the ground floor with five high-quality residential units above and in a new-build back-land addition to the rear.
Situated within a designated conservation area, the design carefully respects and enhances the character of the high street and rear elevations. The material palette and architectural motifs draw inspiration from the surrounding Arts and Crafts heritage, creating a harmonious dialogue between contemporary design and historic context. Throughout the scheme, refined detailing thoughtfully references the village’s traditional aesthetic.
The complex backland setting of the site presented unique design challenges for Common Ground Workshop. Navigating multiple party walls and the proximity of neighbouring properties required careful planning to maximize natural light, privacy, and amenity space for residents. This intricate context demanded a sensitive architectural response to balance the needs of all stakeholders while adhering to conservation area guidelines.
Working within these constraints, the design optimizes the available footprint by creating well-considered layouts that provide comfortable living spaces without compromising the character of the surroundings. The arrangement of windows, setbacks, and circulation routes were all meticulously developed to respect neighboring properties, maintain amenity, and ensure a high quality of life for future occupants.
