Whistler’s Lodge: Exceptional Edge-of-Village Home in Kent by Common Ground Workshop Architects Receives Paragraph 84 Approval

Paragraph 84 Planning Permission Secured for our rural Passivhaus in Kent!

We’re incredibly proud to announce that planning permission has been granted under Paragraph 84 for Whistler’s Lodge in Kent, a carefully crafted family home on an exceptionally constrained site at the edge of a village settlement.

Designed in collaboration with Forward Studio, the project faced multiple layers of constraint: a modest site beyond the village envelope, limited precedent for new dwellings, and rigorous scrutiny around sustainability, transport and landscape impact. Rather than responding with scale or spectacle, the proposal focuses on precision, clarity and environmental performance.

The home has been developed as a Passivhaus-led design, where orientation, openings, material expression and spatial sequence are shaped by environmental logic and deep landscape integration. The scheme was subject to independent Design Review Panel scrutiny, which played a key role in refining and strengthening the architectural narrative, ensuring architecture, landscape biodiversity and long-term project stewardship formed a coherent and compelling whole.

Importantly, this project demonstrates that exceptional countryside homes are not defined by size or extravagance. They can emerge from constraint, collaboration and disciplined design thinking. Through rigorous testing and close partnership with the planning authority, we have helped advance an interpretation of “exceptional” grounded in performance, restraint and sensitivity to place.

With a Paragraph 84 consent now secured, we are excited to continue contributing to a more thoughtful and sustainable model for homes at the edge of settlement. We look forward to applying this approach to future rural and edge-of-village projects, and more broadly to the careful development of small and highly constrained sites where exceptional outcomes depend on clarity, rigour and design precision.
